    Reservations                

    We reserve the right to refuse a booking without giving any reason.

    Bookings cannot be accepted from persons under 18 years of age.
    The cottage is for a maximum of 4 guests and does not accommodate infants under 5 years old.
    We do not accept pets, apart from registered assistance dogs (advance notification and proof of registration is required).

    We reserve the right to refuse entry to the entire party, without refund, if any of the above conditions are not observed.

    As there are no ground floor bedrooms and a traditional staircase, the cottage is not recommended for persons of limited mobility.

    Bookings are limited to a maximum 14 nights stay and comply with Section 9 of the Rent Act 1977.

    Payment

    A non-refundable 25% deposit of the holiday cost is payable at the time of booking.
    The balance plus a £200 refundable damage deposit must be paid no later than one month before the commencement of your holiday. If the balance is not received by the due date, then your holiday will be treated as a cancellation and we reserve the right to re-let the cottage. Bookings made less than one month before your arrival date must be paid in full, including the damage deposit.

    The damage deposit will be returned within a few days of the end of your holiday, less any charges. Please be respectful when staying at our cottage. We do not charge for minor breakages, but the deposit will be applied against what is considered unreasonable damage to furniture and fittings. There will also be a charge deducted for additional cleaning costs if the property is left in an unacceptable condition or if smoking has occurred; for key replacement costs if they are not returned on departure and for missing inventory items. Please note that we do not request a damage deposit from returning guests but charges will be made for any accidental damage incurred or for replacement keys.

    Cancellation

    All cancellations must be notified in writing. If you cancel your holiday more than one month before it is due to start, then your deposit will be forfeited. If you cancel less than one month before the holiday, then the full balance is non-refundable. We will endeavour to re-let the cottage for the whole period of your booking. In this instance, we will refund all monies less the non-refundable 25% deposit and any bank charges. Should we be unable to re-let the cottage for the whole period, then all monies paid shall be retained. We do not accept responsibility for any loss that you may incur due to your cancellation and we strongly advise that you take out comprehensive travel insurance. You may in no circumstance re-let or sublet the property, even free of charge.

    Data Protection

    We require contact details for each guest when the balance is payable. We take the protection of your personal data very seriously and only use it to secure your reservation. It will not be disclosed to any third party.

    Arrival & Departure

    Arrival is usually from 3pm. However, we do try to be flexible so let us know if you need this to be earlier. Please let us know if you intend to arrive after 6pm.

    On departure, the cottage must be left clean and tidy and be vacated by 10am. Again, let us know if this is an issue. For the purpose of preparation for incoming guests, we reserve the right to enter the property after this time.

    We endeavour to return any left property but may have to charge for postage and packing.  

    Fire Safety

    Smoking and vaping are only permitted outside the property.
    We do not provide fire fuel or candles (except battery powered LED). It is entirely at your risk to use these within the property. By so doing, you accept responsibility and liability for any injury or damage to person or property that may occur and any subsequent charges. Please note that coal must not be used for the fire, only kiln-dried wood.Coal will irreparably damage the fire and flue.

    Our Liability

    We have taken all necessary precautions to prevent an accident happening in our holiday cottage. In the unfortunate event of an incident occurring, please inform us as soon as possible. We request a written account, ideally with photos, to establish where, how and when the accident happened. Unless we are proved to be negligent, we cannot accept liability for any loss, damage or injury to guests or their property (including vehicles) during their stay. We are also not liable for any events outside our reasonable control, such as the breakdown of domestic appliances, plumbing, wiring, temporary invasion of pests, building works outside the property, damage resulting from exceptional weather conditions or any other unforeseeable circumstances. No compensation will be given for any temporary outage of electricity, gas, water, internet connection or television service.
    In the unlikely event that the property is not available as a result of a Force Majeure event then we will be forced to cancel the booking. We will provide as much notification as possible and you will receive a full refund. We cannot pay any further compensation or expenses as a result of such an event.

    Complaints

    We cannot consider any complaints made after you have returned home. Any problem which you may have concerning your holiday must be reported directly to us and we will endeavour to put matters right.

    We reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes.

    Your right to occupy the property may be forfeited without refund if any of the above terms and conditions are breached. Or if any activity is undertaken which is illegal or may cause unreasonable damage, noise, behaviour or disturbance.

     

    We reserve the right to make reasonable amendments or additions to this website, including its terms and conditions, without notice.
